Fresh insurance industry concern about underinsurance is especially relevant for Australian farmers as rebuilding and replacement costs remain stubbornly high.
While the issue is often discussed in relation to houses, the same pressure applies across rural assets: sheds, fencing, pumps, tanks, grain storage, livestock yards, irrigation equipment and machinery can all cost significantly more to replace than they did when a policy was first arranged.

For farming families, underinsurance is not simply a paperwork problem. If a bushfire, flood, storm, theft or machinery loss occurs and the insured value is too low, the claim payment may fall short of what is needed to recover. That can leave a business funding the gap from working capital, seasonal income or debt at the very time cashflow is already under strain.

The risk is amplified by the way farms change over time. A new shed might be added, a header upgraded, solar and battery systems installed, water infrastructure expanded, or livestock numbers increased after a favourable season. Unless the insurance schedule is updated, the policy may no longer reflect the real value or complexity of the operation.

Farmers should pay particular attention to replacement cost, not just market value. A second-hand machine may have a modest resale figure, but sourcing a suitable replacement quickly during harvest or spraying can be far more expensive. Similarly, replacing fencing, yards or storage infrastructure after a widespread natural disaster may involve higher labour, freight and material costs than expected.

A practical review should start with a current asset list, photographs, serial numbers and realistic replacement estimates. This is also the right time to check whether key sections are insured separately, including farm property insurance, machinery, livestock, stored produce, business interruption and liability. Policyholders should also look for sub-limits, exclusions and excesses that may affect large or complex claims.

One useful step is establishing sum insured values before renewal rather than relying on last year’s figures. Even a simple annual review can help identify gaps created by inflation, expansion, new finance arrangements or changes in enterprise mix.

The broader lesson is clear: affordability matters, but reducing cover without understanding the consequences can create a larger financial exposure later. For rural businesses facing volatile seasons and rising input costs, appropriately set farm insurance remains a core part of resilience planning, not a set-and-forget expense.
